Appraisal from the bank who loaned her the buyout money. Just compare it to zestimate.

At first I had a realtor run a CMA. She didn't like the number, her realtor ran a comp on a home that was half the size, no finished basement, no garage, etc. So our numbers came out different. Ended up getting a licensed appraisal, which verified the number my realtor came up with. Appraisal was $500.

OP you will need multiple appraisals for your property to present to the courts .

Why are you giving up the house? Why don’t you buy her out? Assuming you have 50/50 custody your kid still gets to stay in the same house.

I’ll assume she wants to buy you out because she knows that in the current market she won’t be able to afford another house at the same price she has to pay now.

If she can come up with money to buy you out she can come up with money to buy another house

On the same page. I got an appraisal paid about 400$. However the house would need allot of work to sell for the amount they appraised it at. Now I I have to get a home inspection as well and come up with an amount for repairs and updates to get an accurate number if I need to sell. Also do I split the equity minus repairs needed? Also if I had to sell there would be fees and realtor cost those have to be taken into account. It’s allot

We ended up hiring an appraiser. Cost maybe $350.

Thankfully kept it all in my name. Makes it easier. Get calls from realtors weekly, eventually pranked them. Home is paid off Eff them.

There are official appraisals some time they do inspection job as well.

If she’ll go along with a realtor’s figures might not cost you anything. If it gets dirty you’ll need to hire an appraiser. Judge may make you get one regardless
